About Big Bear Campers POA

Who we are

Big Bear Campers Property Owners' Association (BBPOA) governs the Big Bear Campers subdivision within the historic Jellystone Park Campground in Paupack Township, Wayne County. Established with the 1987 Declaration of Restrictions, our community offers owned campsite lots for seasonal recreational use.

BBPOA maintains common areas, roads, water hydrants, sewer connections, the pool, pavilion, clubhouse, and security gate access. The Board of Directors sets policies through by-laws and rules adopted for the safety and enjoyment of all owners.

Important policies

• Lots are for campsite use only — not year-round residence. Mail, school enrollment, and voter registration using a campground address are prohibited.
• All owners must be BBPOA members in good standing to use amenities and gate access.
• Lot sales require notification to BBPOA (10-day right of first refusal) and must close through a licensed closing company.
• New owners must sign governing documents and pay applicable fees, including the $1,000 septic fee at settlement.
